Most homeowners know they should clean their home’s exterior — but very few know how often they should actually do it. The answer in Texas is different from most other parts of the country, and understanding why helps you protect your home and budget maintenance the right way.
The Short Answer
For most homes in Arlington and the DFW area, here’s the basic schedule:
- Home exterior / siding: Once per year
- Gutters: Twice per year (spring and fall)
- Driveway and concrete: Every 1–2 years
- Roof: Every 2–3 years
Why is this more frequent than what you might read in general home maintenance advice? Because Texas climate is harder on home exteriors than most.
Why Texas Homes Need More Frequent Cleaning
Humidity. The Dallas-Fort Worth area doesn’t have the extreme humidity of coastal states, but it’s humid enough — particularly from late spring through fall — to create ideal conditions for mold, mildew, and algae growth on exterior surfaces. These organisms need only moisture, warmth, and a surface to cling to. Your home’s siding, roof, and concrete provide all three.
Heat. Texas summers bake organic matter onto surfaces. Pollen, dust, algae, and bird waste bond more aggressively to surfaces at high temperatures and become harder to remove the longer they’re left.
Pollen season. North Texas has one of the most intense pollen seasons in the country, running from late February through April. The yellow-green film that coats everything during this period — your car, your porch furniture, your siding — is not just cosmetic. When moisture is added, pollen becomes a food source for mold and algae.
Storm activity. Spring storm season in the DFW area brings wind, rain, and debris that coats and stains exterior surfaces. Gutters fill up with organic matter. Algae gets a fresh water source to accelerate growth.

Home Exterior (Siding, Brick, Stucco)
Frequency: Once per year
Annual house washing removes mold, mildew, pollen, algae, and general grime before it has the chance to etch into surfaces or get behind them. For most Arlington homes, spring cleaning — after pollen season wraps up in May — is the ideal timing.
If you have significant tree coverage shading the north or west sides of your home, you may notice faster mold and algae growth in those areas. Homes with heavy canopy nearby sometimes benefit from cleaning every 9 to 10 months on shaded elevations.
