Commercial Flatwork Cleaning

Parking Lot Cleaning That Customers and Tenants Notice

A clean lot tells people the property is cared for before they ever reach the door. A dirty one does the opposite: dark oil spots in every stall, black tire tracks at the entrances, and gray, gritty walkways make even a well-run business look neglected.

We are a local, owner-operated crew based in Arlington. We pressure wash commercial parking lots and the concrete around them, and we work around your business hours so customers and residents are not disrupted.

What We Clean in a Parking Lot

  • Parking stalls and drive lanes: oil drips, fluid spots, and the gray film that builds up from traffic.
  • Entrances and turns: black tire marks where cars stop, turn, and accelerate.
  • Curbs, islands, and wheel stops: mud, grime, and mildew on the vertical faces people see first.
  • Sidewalks, entry walks, and ADA ramps: spilled drinks, dirt, and slippery buildup in front of your doors.
  • Drive-thru lanes: grease and food spills that collect at the window.
  • Dumpster enclosures: see our dumpster pad cleaning service.

How We Pressure Wash a Parking Lot

  1. Site walk and quote. We look at the stains, the storm drains, how traffic flows, and when the lot is quietest.
  2. Clear debris. Trash, leaves, and loose grit come off first so they are not pushed around by water.
  3. Pretreat. Degreaser goes on oil drips, tire marks, and heavy-traffic lanes and is given time to work.
  4. Surface cleaner pass. On concrete, a rotary surface cleaner cleans evenly in overlapping passes, which avoids the stripes a wand leaves on flatwork.
  5. Rinse and final walk. We rinse, manage runoff, and walk the property with you when we finish.

Concrete vs. Asphalt Lots

Most DFW retail centers have concrete lots, sidewalks, and curbs, and concrete handles a surface cleaner and degreaser well. Asphalt is softer. Too much pressure can loosen the surface and dull any sealcoat, so asphalt gets a gentler approach. If your lot is a mix of both, we treat each surface the right way and explain it in the quote.

What Comes Out, and What May Not

Most dirt, tire marks, drink spills, and fresh oil come up completely. A few stains are tougher:

  • Old oil: oil that has soaked into concrete for years usually lightens a lot but can leave a faint shadow. Our oil stain removal page explains why.
  • Rust: orange rust from equipment or irrigation needs its own treatment. See rust stain removal.
  • Gum: old, flattened gum may need extra passes. We test it first and tell you what to expect.

Wash Water and Storm Drains

Commercial pressure washing in DFW is regulated. Fort Worth requires mobile power washers to hold a city permit and does not allow wash water with soap, detergent, or degreaser to reach the storm drain (City of Fort Worth). Grand Prairie only allows plain water from parking lot washing into the storm sewer (City of Grand Prairie). Fines can reach $2,000 per day, so ask any contractor how they will handle runoff on your property before you hire them.

How Often Should a Parking Lot Be Cleaned?

Property typeCommon cleaning schedule
Restaurants and drive-thrusQuarterly, with dumpster pads monthly
Retail and shopping centersTwo to four times a year
Office buildingsOnce or twice a year
Apartment communitiesTwice a year, plus before peak move-in season

Heavy traffic, food service, and trees over the lot all mean more frequent cleaning. Many property managers set a recurring schedule so the lot never gets bad enough to need a deep restoration.

FAQ

Parking Lot Pressure Washing FAQs

What property managers and business owners ask before booking.
How much does parking lot pressure washing cost?

Parking lot cleaning is quoted by square footage, how heavy the oil and tire staining is, the number of curbs, islands, and walkways, and when the work has to happen. We walk the property and send a free written quote, so you know the price before we start.

Yes. We pretreat oil drips and fluid spots with a degreaser before washing. Fresh stains usually come up completely. Oil that has soaked into concrete for years often lightens a lot but can leave a faint shadow, and we will tell you what to expect before the job.

Tell us when your property is quietest and we will do our best to schedule around it. Early mornings and weekends work well for most shopping centers and offices, and we can clean in sections so part of the lot stays open.

Asphalt and concrete need different approaches. Asphalt is softer and can lose surface material under high pressure, so it gets a gentler wash than concrete. We will look at your lot and recommend the right method in the quote.

Yes. Most commercial customers bundle the parking lot with entry walks, the storefront, and the dumpster enclosure so the whole property looks clean at once and it only takes one visit.
